Hire a septic designer
Post your septic design job once. Verified designers who serve your county bid with a price and a ready-by date, and you choose one.
Post a septic job Or find a designer in your state
How it works
- Post your job. Give the property's address and what you need: a new system or a replacement, the number of bedrooms, the system you prefer if any, and any soil test or survey you have. You need a landplan.io account with a confirmed email.
- Verified designers bid. We open the job to verified designers near the site and email them. Each bid has a price, a ready-by date and a message. Compare their ratings and the jobs they completed, and ask a question under a bid before you choose.
- Accept a bid and pay. You pay by card when you accept a bid, not before. landplan.io holds the payment.
- Your designer designs. Talk in the job's messages. The designer draws the system on your parcel in landplan.io and delivers the design report (PDF) and a link to the map.
- Approve the design, or ask for changes. Once you approve, the designer is paid after a short review period. Then rate their work.
You can also send your job to one designer: open their profile and choose Request a design. They send you a quote instead of bids.
Your payment is protected
- Nothing is charged until you accept a bid.
- You pay the price plus a landplan.io service fee. Each bid shows what you pay, fee included.
- landplan.io holds the payment while the designer works, and pays them only after you approve the design and the review period ends.
- Not right? Ask for changes before you approve. During the review you can still report a problem, and nothing is paid out while our team looks at it.
- Cancel before the design is delivered for a full refund.
The protection covers what is agreed on landplan.io, so keep the conversation and the files in the job's messages.
Your details stay private
Designers who bid see the area, the service and the system you want. They don't see your name, email, phone or street address: those go only to the designer you hire, once you pay. Our public job pages show the county and the service, never who you are.
Who the designers are
A designer sees jobs only after the landplan.io team verifies them: a complete profile, the counties they serve, a sample of their work and a payout account, and a valid licence when they give one. Every designer has a public profile with their ratings from homeowners and the jobs they completed.
Questions
Do I need an account to post a job?
Yes: a landplan.io account with a confirmed email. Create one when you post, and the form opens right after.
When do I pay?
When you accept a bid. You pay the bid's price plus a landplan.io service fee, by card. landplan.io holds it and pays the designer after you approve the design.
How much does a septic design cost?
Designers on landplan.io quoted between $250 and $800 for a septic design: the middle half of 36 quotes.
What if I'm not happy with the design?
Ask for changes before you approve, with what should change. The payment stays held. After you approve you can still report a problem during the review, and the landplan.io team decides: pay the designer, refund you, or split the payment.
Can I cancel?
While nobody has bid, you can edit or cancel the request. After you pay, cancel before the design is delivered for a full refund.
Who sees my address and phone number?
Only the designer you hire, once you've paid, and the landplan.io team. Designers who bid see the area and the job, not your name, email, phone or street address.
Does the designer do the soil test and the survey?
landplan.io doesn't do site and soil evaluations or surveys itself. Say in the job that you need one, and your designer can arrange it.
